Hypote\u010dn\u00ed sazby z\u016fst\u00e1vaj\u00ed v\u00fdrazn\u011b v\u00fd\u0161e ne\u017e v \u00e9\u0159e extr\u00e9mn\u011b levn\u00fdch \u00fav\u011br\u016f, dostupnost bydlen\u00ed je pro \u0159adu dom\u00e1cnost\u00ed napjat\u00e1 a \u010d\u00e1st trhu za\u010d\u00edn\u00e1 zpomalovat. Znamen\u00e1 to, \u017ee se bl\u00ed\u017e\u00ed&nbsp;<strong>krach na trhu s nemovitostmi v roce 2026<\/strong>?<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Kr\u00e1tk\u00e1 odpov\u011b\u010f zn\u00ed: plo\u0161n\u00fd kolaps zat\u00edm data nenazna\u010duj\u00ed. Aktu\u00e1ln\u00ed \u010d\u00edsla ale mluv\u00ed jinak. Podle \u010cBA Monitoru&nbsp;<a href=\"mailto:https:\/\/www.cbamonitor.cz\/statistika\/vyvoj-nabidkovych-cen-nemovitosti\">vzrostly<\/a>&nbsp;nab\u00eddkov\u00e9 ceny byt\u016f v prvn\u00edm \u010dtvrtlet\u00ed roku 2026 mezikvart\u00e1ln\u011b o 2,7 procenta. Meziro\u010dn\u011b se r\u016fst nab\u00eddkov\u00fdch cen byt\u016f zpomalil na 12,9 procenta, st\u00e1le v\u0161ak z\u016fst\u00e1v\u00e1 nadpr\u016fm\u011brn\u011b siln\u00fd.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">To je d\u016fle\u017eit\u00e9 rozli\u0161ovat. Zpomalen\u00ed r\u016fstu cen neznamen\u00e1 automaticky p\u00e1d trhu. Znamen\u00e1 sp\u00ed\u0161e to, \u017ee po velmi siln\u00e9m obdob\u00ed za\u010d\u00edn\u00e1 trh nar\u00e1\u017eet na limity kupn\u00ed s\u00edly. \u010c\u00edm jsou byty dra\u017e\u0161\u00ed a hypot\u00e9ky n\u00e1kladn\u011bj\u0161\u00ed, t\u00edm men\u0161\u00ed skupina dom\u00e1cnost\u00ed na n\u011b re\u00e1ln\u011b dos\u00e1hne. V\u00fdsledkem m\u016f\u017ee b\u00fdt del\u0161\u00ed doba prodeje, v\u011bt\u0161\u00ed tlak na slevy u hor\u0161\u00edch nemovitost\u00ed a v\u011bt\u0161\u00ed rozd\u00edly mezi lokalitami.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Podobn\u011b ukazuj\u00ed&nbsp;<a href=\"mailto:https:\/\/www.reas.cz\/blog\/konec-realitniho-silenstvi-trh-zpomalil-praha-zlevnuje\">data spole\u010dnosti Reas<\/a>, podle nich\u017e se pr\u016fm\u011brn\u00fd byt v \u010cesku na ja\u0159e 2026 prod\u00e1val za 5,3 milionu korun, tedy meziro\u010dn\u011b o 6 procent dr\u00e1\u017e. U dom\u016f byl r\u016fst m\u00edrn\u011bj\u0161\u00ed, zat\u00edmco n\u011bkter\u00e9 segmenty v Praze u\u017e vykazovaly stagnaci nebo pokles. Nap\u0159\u00edklad pr\u016fm\u011brn\u00e1 cena dom\u016f v Praze podle Reas meziro\u010dn\u011b klesla o 4 procenta.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Hypot\u00e9ky z\u016fst\u00e1vaj\u00ed kl\u00ed\u010dov\u00fdm brzdn\u00fdm faktorem<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Jedn\u00edm z hlavn\u00edch d\u016fvod\u016f, pro\u010d se debata o mo\u017en\u00e9m krachu nemovitost\u00ed vrac\u00ed, jsou hypot\u00e9ky. Doba, kdy si dom\u00e1cnosti p\u016fj\u010dovaly za dv\u011b procenta, je pry\u010d. Pr\u016fm\u011brn\u00e1 realizovan\u00e1 sazba nov\u00fdch hypot\u00e9k podle \u010cBA Hypomonitoru v dubnu 2026&nbsp;<a href=\"mailto:https:\/\/www.cbamonitor.cz\/statistika\/prumerna-urokova-sazba-novych-hypotek\">vzrostla<\/a>&nbsp;na 4,52 procenta z b\u0159eznov\u00fdch 4,43 procenta. Oproti roku 2024 jsou sazby ni\u017e\u0161\u00ed, ale st\u00e1le z\u016fst\u00e1vaj\u00ed na \u00farovni, kter\u00e1 v\u00fdrazn\u011b ovliv\u0148uje m\u011bs\u00ed\u010dn\u00ed spl\u00e1tky i celkovou dostupnost bydlen\u00ed.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Vy\u0161\u0161\u00ed sazby maj\u00ed na trh dvoj\u00ed dopad. \u010c\u00e1st z\u00e1jemc\u016f o bydlen\u00ed od n\u00e1kupu ustoup\u00ed, proto\u017ee na hypot\u00e9ku nedos\u00e1hne. Jin\u00ed kupuj\u00edc\u00ed se p\u0159esunou k men\u0161\u00edm byt\u016fm, levn\u011bj\u0161\u00edm lokalit\u00e1m nebo del\u0161\u00edm splatnostem. Investo\u0159i zase v\u00edce po\u010d\u00edtaj\u00ed, zda jim v\u00fdnos z pron\u00e1jmu d\u00e1v\u00e1 smysl ve srovn\u00e1n\u00ed s n\u00e1klady na financov\u00e1n\u00ed. To v\u0161echno sni\u017euje prostor pro dal\u0161\u00ed rychl\u00e9 zdra\u017eov\u00e1n\u00ed.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Z\u00e1rove\u0148 ale neplat\u00ed, \u017ee by se hypote\u010dn\u00ed trh zastavil. \u010cesk\u00e1 n\u00e1rodn\u00ed banka&nbsp;<a href=\"mailto:https:\/\/www.cnb.cz\/cs\/cnb-news\/tiskove-zpravy\/CNB-zvysuje-proticyklickou-kapitalovou-rezervu-na15--00001\">uvedla<\/a>, \u017ee v prvn\u00edm \u010dtvrtlet\u00ed roku 2026 po\u010det i objem poskytnut\u00fdch hypot\u00e9k p\u0159ekro\u010dily dlouhodob\u00e9 pr\u016fm\u011bry. To ukazuje, \u017ee popt\u00e1vka po financov\u00e1n\u00ed bydlen\u00ed z\u016fst\u00e1v\u00e1 \u017eiv\u00e1, i kdy\u017e je dra\u017e\u0161\u00ed ne\u017e p\u0159ed n\u011bkolika lety.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Nedostatek v\u00fdstavby dr\u017e\u00ed ceny vysoko<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Jedn\u00edm z d\u016fvod\u016f, pro\u010d se ceny nemovitost\u00ed v \u010cesku dr\u017e\u00ed vysoko, je dlouhodob\u011b nedostate\u010dn\u00e1 nab\u00eddka. V prvn\u00edm \u010dtvrtlet\u00ed 2026 byla&nbsp;<a href=\"mailto:https:\/\/www.ceskenoviny.cz\/zpravy\/2822508\">podle dat \u010cS\u00da<\/a>&nbsp;zah\u00e1jena v\u00fdstavba 9 713 byt\u016f, meziro\u010dn\u011b o 16,9 procenta v\u00edce. Dokon\u010deno v\u0161ak bylo 8 251 byt\u016f, co\u017e znamenalo meziro\u010dn\u00ed pokles o 1,9 procenta.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Na prvn\u00ed pohled m\u016f\u017ee r\u016fst zah\u00e1jen\u00e9 v\u00fdstavby p\u016fsobit pozitivn\u011b. Jen\u017ee nov\u00e9 byty se na trh dost\u00e1vaj\u00ed se zpo\u017ed\u011bn\u00edm, a nav\u00edc nejde o rovnom\u011brn\u00fd v\u00fdvoj nap\u0159\u00ed\u010d republikou. V Praze, kde je tlak na bydlen\u00ed dlouhodob\u011b nejvy\u0161\u0161\u00ed, byla v prvn\u00edm \u010dtvrtlet\u00ed 2026&nbsp;<a href=\"mailto:https:\/\/csu.gov.cz\/pha\/prazska-bytova-vystavba-1-ctvrtleti-2026\">zah\u00e1jena<\/a>&nbsp;v\u00fdstavba 1 449 byt\u016f, co\u017e p\u0159edstavovalo meziro\u010dn\u00ed pokles o 49,4 procenta. Po\u010det vydan\u00fdch stavebn\u00edch povolen\u00ed a ohl\u00e1\u0161en\u00ed v Praze nav\u00edc meziro\u010dn\u011b klesl o 20,6 procenta.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Pr\u00e1v\u011b nedostatek nov\u00e9 nab\u00eddky je jedn\u00edm z faktor\u016f, kter\u00e9 br\u00e1n\u00ed prudk\u00e9mu plo\u0161n\u00e9mu propadu cen. Pokud se v \u017e\u00e1dan\u00fdch lokalit\u00e1ch stav\u00ed m\u00e1lo, prod\u00e1vaj\u00edc\u00ed nemusej\u00ed zlev\u0148ovat tak v\u00fdrazn\u011b, jak by museli na trhu s velk\u00fdm p\u0159ebytkem byt\u016f.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">\u010ct\u011bte tak\u00e9: <a href=\"https:\/\/trader-magazine.com\/cs\/obchod\/top-10-nejvetsich-podvodu-na-burze\/\" title=\"TOP 10 NEJV\u011aT\u0160\u00cdCH PODVOD\u016e NA BURZE\">TOP 10 NEJV\u011aT\u0160\u00cdCH PODVOD\u016e NA BURZE<\/a><\/h3>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Kde m\u016f\u017ee doj\u00edt ke korekci cen?<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">To, \u017ee se neo\u010dek\u00e1v\u00e1 plo\u0161n\u00fd krach, neznamen\u00e1, \u017ee ceny nemovitost\u00ed nemohou n\u011bkde klesnout. Nejv\u011bt\u0161\u00ed tlak m\u016f\u017ee b\u00fdt u nemovitost\u00ed, kter\u00e9 jsou \u0161patn\u011b ocen\u011bn\u00e9, energeticky n\u00e1ro\u010dn\u00e9, v hor\u0161\u00edm technick\u00e9m stavu nebo v lokalit\u00e1ch se slab\u0161\u00ed popt\u00e1vkou. Probl\u00e9m mohou m\u00edt tak\u00e9 majitel\u00e9, kte\u0159\u00ed nakupovali investi\u010dn\u00ed byty s vysokou hypot\u00e9kou a po\u010d\u00edtali s t\u00edm, \u017ee r\u016fst cen i n\u00e1jm\u016f bude pokra\u010dovat stejn\u00fdm tempem jako v p\u0159edchoz\u00edch letech.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Citliv\u011bj\u0161\u00ed mohou b\u00fdt tak\u00e9 v\u011bt\u0161\u00ed byty a rodinn\u00e9 domy, proto\u017ee vy\u017eaduj\u00ed vy\u0161\u0161\u00ed vlastn\u00ed kapit\u00e1l a vy\u0161\u0161\u00ed hypot\u00e9ku. U t\u011bchto nemovitost\u00ed se dra\u017e\u0161\u00ed financov\u00e1n\u00ed projevuje nejv\u00fdrazn\u011bji. Naopak men\u0161\u00ed byty v dobr\u00fdch lokalit\u00e1ch mohou z\u016fstat relativn\u011b odoln\u00e9, proto\u017ee po nich b\u00fdv\u00e1 popt\u00e1vka jak ze strany lid\u00ed hledaj\u00edc\u00edch vlastn\u00ed bydlen\u00ed, tak ze strany investor\u016f.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Co by muselo nastat, aby p\u0159i\u0161el skute\u010dn\u00fd krach?<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Skute\u010dn\u00fd krach na trhu s nemovitostmi v roce 2026 by pravd\u011bpodobn\u011b vy\u017eadoval soub\u011bh n\u011bkolika negativn\u00edch faktor\u016f. Muselo by doj\u00edt k v\u00fdrazn\u00e9mu zhor\u0161en\u00ed ekonomiky, r\u016fstu nezam\u011bstnanosti, n\u00e1r\u016fstu probl\u00e9m\u016f se spl\u00e1cen\u00edm hypot\u00e9k a sou\u010dasn\u011b k oslaben\u00ed popt\u00e1vky. Rizikem by byl tak\u00e9 dal\u0161\u00ed r\u016fst sazeb nebo del\u0161\u00ed obdob\u00ed, kdy by dom\u00e1cnosti kv\u016fli vysok\u00fdm n\u00e1klad\u016fm na bydlen\u00ed odkl\u00e1daly n\u00e1kupy.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Zat\u00edm ale p\u0159evl\u00e1d\u00e1 jin\u00fd sc\u00e9n\u00e1\u0159: trh je drah\u00fd, dostupnost bydlen\u00ed je napjat\u00e1, ale popt\u00e1vka nezmizela. Hypote\u010dn\u00ed trh z\u016fst\u00e1v\u00e1 aktivn\u00ed, ceny byt\u016f podle v\u00edce zdroj\u016f d\u00e1l rostou a nab\u00eddka nov\u00e9ho bydlen\u00ed je v kl\u00ed\u010dov\u00fdch lokalit\u00e1ch omezen\u00e1. To v\u0161e sp\u00ed\u0161e odpov\u00edd\u00e1 zpomalen\u00ed a mo\u017en\u00e9 d\u00edl\u010d\u00ed korekci ne\u017e plo\u0161n\u00e9mu kolapsu.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Co to znamen\u00e1 pro kupuj\u00edc\u00ed a investory?<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Pro kupuj\u00edc\u00ed m\u016f\u017ee b\u00fdt rok 2026 obdob\u00edm v\u011bt\u0161\u00ed p\u0159\u00edle\u017eitosti ne\u017e p\u0159edchoz\u00ed roky. Ne proto, \u017ee by se m\u011bly byty masov\u011b prod\u00e1vat se slevou, ale proto, \u017ee trh u\u017e nen\u00ed tak jednostrann\u00fd. D\u016fle\u017eit\u00e9 je ale sledovat nejen cenu za metr \u010dtvere\u010dn\u00ed, ale tak\u00e9 technick\u00fd stav, energetickou n\u00e1ro\u010dnost, fond oprav, lokalitu, dopravn\u00ed dostupnost a potenci\u00e1l dal\u0161\u00edho pron\u00e1jmu \u010di prodeje.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Investo\u0159i by m\u011bli po\u010d\u00edtat konzervativn\u011bji. Doba, kdy bylo mo\u017en\u00e9 spol\u00e9hat hlavn\u011b na rychl\u00fd r\u016fst hodnoty nemovitosti, je pry\u010d. V roce 2026 bude d\u016fle\u017eit\u011bj\u0161\u00ed cash flow, realistick\u00fd n\u00e1jem, v\u00fd\u0161e hypot\u00e9ky a schopnost zvl\u00e1dnout i m\u00e9n\u011b p\u0159\u00edzniv\u00fd sc\u00e9n\u00e1\u0159. Nemovitost m\u016f\u017ee b\u00fdt st\u00e1le stabiln\u00ed sou\u010d\u00e1st\u00ed majetku, ale u\u017e automaticky neplat\u00ed, \u017ee jak\u00fdkoliv byt za jakoukoliv cenu je dobr\u00e1 investice.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Z\u00e1v\u011br: krach nemovitost\u00ed v roce 2026 nen\u00ed pravd\u011bpodobn\u00fd sc\u00e9n\u00e1\u0159<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Ot\u00e1zka, zda p\u0159ijde&nbsp;<strong>krach na trhu s nemovitostmi v roce 2026<\/strong>, je pochopiteln\u00e1. Ceny jsou vysoko, hypot\u00e9ky z\u016fst\u00e1vaj\u00ed drah\u00e9 a dostupnost bydlen\u00ed je pro mnoho dom\u00e1cnost\u00ed st\u00e1le hor\u0161\u00ed. Aktu\u00e1ln\u00ed data ale ukazuj\u00ed sp\u00ed\u0161e na zpomalov\u00e1n\u00ed trhu ne\u017e na jeho zhroucen\u00ed.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Ceny byt\u016f st\u00e1le rostou, hypote\u010dn\u00ed aktivita je nad dlouhodob\u00fdmi pr\u016fm\u011bry a nedostatek v\u00fdstavby v \u017e\u00e1dan\u00fdch lokalit\u00e1ch d\u00e1l podporuje hodnotu nemovitost\u00ed. Z\u00e1rove\u0148 v\u0161ak roste rozd\u00edl mezi kvalitn\u00edmi a p\u0159edra\u017een\u00fdmi nemovitostmi. Rok 2026 tak pravd\u011bpodobn\u011b nebude rokem realitn\u00edho krachu, ale rokem v\u011bt\u0161\u00ed selekce.
